Coffee County Commission Approves Goosepond Rezoning

By Katie Northcott, News Director

Public comments were split on a resolution to rezone 39 Goosepond Road, which came before the Coffee County Commission on June 23.

The property was originally zoned A-1, an agricultural district. The applicant asked for the property to be rezoned to C-1, a commercial district. The Commission ultimately granted the request with a 14-2 vote (Commissioners Tim Brown and Tina Reed opposed).

Four Coffee County residents addressed the issue. Ernest West and Donna West Fletcher spoke in opposition to the rezoning, citing concerns about traffic and future land use.

“I know that he plans on building an office building but what if he changes his mind and sells it to someone else as a commercial property?” Fletcher said. “We don’t know what it would be. And what if as a home builder, he decides to put four homes there?”

The property owners spoke in favor of the rezoning. They said that they were planning on building a small office building for use by their family. They did not anticipate that the office would see much traffic.

“I’m not going to build homes on this property. It’s got way too much potential, and I think I would regret it in the long run,” one property owner said. “I am just wanting to put my business there on the corner lot. The rest of the land I plan on holding on to.”

Commissioner Missy DeFord said she would support the rezoning as it was consistent with the county’s zoning ordinances.

“It’s nothing personal on either side, the way we vote. We have to go by what’s legal,” DeFord said. “We have to go [with] what comes from the Planning Commission and the legal aspect of it.”

The same item appeared before the County Commission in October 2025. At the time, the resolution did not pass because it failed to garner ten or more supportive votes. Commissioners Tim Brown, Tim Morris, Jackie Duncan, Tina Reed, and Dwight Miller opposed the motion. Commissioners Dowe Jones, Jimmy Hollandsworth, Laura Nettles, Joe Mike Hodge, and Frank Watkins were absent.

The applicant decided to drop the issue after the October meeting and restarted the rezoning process, recently. The rezoning appeared before the county’s Planning Commission for a second time before the full commission meeting.
