Coffee County Due for Property Reappraisal

By Katie Northcott, News Director

On Friday, May 8, the Coffee County Property Assessor’s office will begin mailing assessment change notices as the office completes a countywide, state-mandated property reappraisal.

The reappraisal process will update property values based on current market data like recent comparable sales, property characteristics, and neighborhood trends. Property reappraisal occurs every four years in Coffee County.

In its reappraisal notice, the office estimated that 33,000 notices will be mailed and that all notices should be received by May 20.

According to the notice, property reappraisal does not necessarily mean that property taxes will increase, though property value is expected to be assessed at a higher value than four years ago.

After the reappraisal, the state will assess a Certified Tax Rate (CTR). The CTR will adjust the tax rate so that the county will not automatically collect more money just because values have changed. The CTR is calculated based on last year’s total tax revenue and this year’s total countywide assessed value. The Assessor’s office does not set the property tax rate.

To appeal a property’s reappraised value, the property owner should contact the Assessor’s office by calling 931-723-5126 or visiting the Assessor’s office at 1341 McArthur St., Suite 3. The office is open Monday through Friday from 8 a.m. to 4:30 p.m.

According to the county’s website, the Coffee County Board of Equalization will begin its annual session to examine and equalize the county assessments on June 1.  The Board will accept appeals for tax year 2026 until June 30 by appointment only.

When appealing a reappraisal, the property owner should bring data such as comparable sales, a private appraisal, photos of condition issues, and/or proof of property record errors.

City of Tullahoma Finance Director Sue Wilson has noted that the reappraisal process may delay the city’s budget process as the city must wait to receive the CTR from the state before finalizing its budget.
