At its meeting on Monday, April 6, the Manchester Board of Zoning Appeals (BZA) granted a special exception and a variance to a multifamily development on Stroud Dr.
Brittany Fiske, Community Development and Zoning Director, said that the property on Stroud Dr. is zoned R3. According to Fiske, the highest density development that can be built on R3 properties without a special exception is a duplex. The property owner came before the BZA to request a special exception to build triplex on the property.
The property has a total of 18,000 square feet of space for construction. Fiske said Manchester zoning laws require that 6,000 square feet be allocated per family on multifamily residential developments. The three units are the maximum that can be built on the property under these zoning requirements.
The BZA voted unanimously to approve the special exception, allowing a triplex to be built on the property.
The developer requested a variance at the same property to accommodate parking at the proposed triplex.
According to Fiske, Manchester zoning laws require at least two parking spaces per unit in multifamily residential developments. Fiske said that since her department decided that garages do not count toward the number of parking spaces, the developer has struggled to meet the minimum parking space requirement.
The developer asked for a variance in the regulations on driveway width and submitted a plan to construct a 70-foot-wide driveway in front of the triplex. The developer believes the driveway would accommodate the minimum number of required parking spaces.
The BZA voted unanimously to approve the driveway width variance.
